Water damage is a clock, not a job

Everything about water damage is governed by time. The same amount of water causes a manageable problem if it is extracted and dried quickly, and a much larger one if it sits.

This is because water does not stay where it lands. It moves by capillary action into any porous material it touches: through carpet into the pad, through the pad into subfloor, up the base of drywall, under cabinet kickboards, and into wall cavities where nothing is visible from the room. By the time a floor looks dry, material inside the structure can still be saturated, and that concealed moisture is what causes the secondary damage that shows up weeks later.

So the work has two halves, and the second is the one people underestimate. Extraction removes the standing water, which is the visible and satisfying part. Structural drying removes the moisture that soaked into everything around it, which requires equipment, time, and measurement. Skipping or shortening the second half is why some water losses turn into much bigger problems months down the line.

Measurement, not guesswork

Moisture meters and thermal imaging tell us what is actually wet rather than what appears wet. That determines where equipment goes and, just as importantly, when the drying is genuinely finished. Equipment gets monitored across the drying period rather than placed and collected days later on the assumption it worked.

The desert helps

Very low outdoor humidity is a real advantage in structural drying. Dry air has far more capacity to take up moisture from wet materials than humid air does, which is why the same loss dries faster here than on the coast. It does not remove the need for equipment, but it does work in your favour throughout.

An honest assessment of what can be saved

Some materials dry and are fine. Carpet pad holds water and dries slowly, and is more often discarded than saved. Water from a sewage source puts affected porous materials in a different category entirely. We will tell you which is which rather than drying something that should have been removed.

Category is not permanent. Clean water left sitting in a warm house degrades over time as it picks up soil and supports microbial growth, which is another reason response time changes outcomes. Water that would have been straightforward on day one is a different proposition on day four.

What determines the scope of the work

Every water loss is different, and scope is established on site. These are the factors that drive it.

  • Volume of water and area affected. The starting point for everything that follows.
  • Category of water. Clean, grey, and black each carry different handling requirements.
  • Time elapsed. The single biggest variable. Hours matter here in a way they do not in most trades.
  • Materials affected. Carpet, pad, subfloor, drywall, cabinetry, and insulation all behave differently.
  • How far it travelled. Water under cabinets and inside wall cavities requires more equipment and longer drying.
  • Equipment and duration. Number of air movers and dehumidifiers, and how many days they run.
  • Removal and disposal. Whether unsalvageable material has to come out and be hauled away.
  • Access. Multi-storey properties and gated communities affect how quickly equipment gets in place.

What should I do before you arrive?
Safety first: if water is anywhere near electrical outlets, panels, or appliances, do not walk into it, and shut power to the affected area at the breaker if you can do so safely. Then stop the source if you can reach the shutoff. Move what you can lift to dry ground, lift furniture legs onto blocks or foil, and take photographs of everything before it is moved. Then call us.

Can wet carpet be saved?
Often, and it depends mostly on what the water was. Clean water from a supply line, caught quickly, frequently means the carpet can be dried in place and saved. Water that has come from a sewage backup is a different category and the carpet generally has to be removed. The pad underneath is a separate question and is more often discarded than the carpet itself, because it holds water and dries far more slowly.
Why do you need to dry things I cannot see?
Because that is where the damage continues. Water moves by capillary action into subfloor, along the base of drywall, under cabinet kickboards, and into wall cavities. The visible surface dries first and the concealed material stays wet, which is exactly the condition that causes secondary damage later. Moisture meters tell us what is actually wet rather than what looks wet.
Do I have to leave the house?
Usually not, for a contained loss. Drying equipment is noisy and it runs continuously, including overnight, which is the part most people find difficult. For larger losses or where the affected area includes essential rooms, it becomes a practical judgement, and we will give you a straight assessment of what it will be like to live in.
How long does drying take?
It depends on how much water there was, what materials are wet, and how deeply it travelled. Equipment usually stays in place for several days and gets monitored rather than being set and forgotten. The desert climate genuinely helps, since very low outdoor humidity makes it easier to pull moisture out of a structure than it would be on the coast.
What about mould?
Rapid, thorough drying is what prevents mould, which is why response time matters so much. If mould is already present and established, that is a specialised remediation scope rather than a drying job, and we will tell you plainly if that is what you are looking at instead of drying around it.
What does the insurance process look like?
Document everything before anything is moved: photographs, video, and a written list of affected items. Report the loss to your insurer promptly, and keep records of what was done and when.
