The service

The tile is fine. The grout is the problem

Nobody calls about dirty tile. They call about grout lines that have gone from light grey to dark brown and will not respond to anything sold in a supermarket.

The reason is a difference in material. Glazed ceramic and porcelain tile have a hard, effectively non-porous surface. Soil lands on top of it and comes off with a mop. Cement grout is the opposite: a porous cementitious material full of microscopic voids that draw in liquid and hold soil below the surface. A mop passes over the top of that and cannot reach it.

Worse, ordinary mopping actively contributes. Grout lines sit slightly below the tile face, so dirty mop water runs into them and sits there while it evaporates, leaving the soil behind. Do that weekly for a few years and the grout has accumulated a layer that no amount of further mopping will lift.

What actually works is pressurised hot water combined with immediate vacuum recovery. High-pressure water drives into the pores of the grout to break the soil loose, and a sealed extraction tool captures the dirty water instantly rather than letting it run across the floor and settle into the next grout line. That combination is why professional results on grout look nothing like a scrub brush and a bucket, no matter how long you spent on your knees.

Hard water is a valley-wide issue

Water in the Coachella Valley carries a substantial mineral load, and it shows up on tile and grout as scale. In showers it combines with soap residue to form a bonded film that ordinary bathroom cleaners barely touch. That is a mineral problem rather than a dirt problem, and it needs chemistry aimed at mineral rather than more scrubbing.

Sealing after cleaning, not instead of it

Sealer belongs on clean, dry grout. Applied over soiled grout it locks the soil in, which is the opposite of the goal. Sealer is also not a force field. It buys you time, so a spill sits on the surface long enough to be wiped rather than absorbing immediately.

Natural stone is a different job

If your floor is travertine, marble, or limestone, the acidic products that work well on ceramic will etch it permanently. That is a separate service with separate chemistry, and we will tell you which one you have rather than treating stone like tile.

The steam mop question

Steam mops are widely marketed for tile, and they do sanitise the surface. What they do not do is remove anything, because there is no extraction. The soil that is loosened stays on the floor and settles back into the grout as it dries. On grout that is already loaded, a steam mop tends to move the problem around rather than solve it.

How it works

How tile and grout cleaning runs

Seven stages. The extraction tool is what separates this from scrubbing, because the dirty water never gets a chance to settle back into the floor.

First

Surface identification and inspection

We confirm the tile is ceramic or porcelain rather than natural stone, check the grout for cracking or missing sections, and identify whether we are dealing with soil, grease, or mineral scale.

Preparation

Dry soil removal and protection

The floor is swept and vacuumed, and baseboards, cabinet kickboards, and adjacent carpet are protected before any water is introduced.

Dwell time

Pre-treatment

Cleaning solution appropriate to the soil is applied to the grout lines and given time to break the bond. Grease, general soil, and mineral scale each get different chemistry.

Where needed

Agitation

Grout lines are agitated to work the solution into the pores. Heavily soiled floors need this. Lightly soiled floors often do not, and we do not add steps for their own sake.

Main clean

Pressurised extraction

High-pressure hot water drives into the grout while a sealed tool recovers the dirty water instantly. Nothing is left to run across the floor and settle somewhere else.

Drying

Rinse and dry

The floor is rinsed clean of any residue and dried down. Tile is walkable quickly, though grout needs to be fully dry before sealer goes on.

Sealing

Where you have chosen sealing, it is applied to clean dry grout, worked in evenly, and any excess removed from the tile face before it can dry there.

After cleaning

Sealing, colour sealing, and repair

Cleaning restores the grout. What happens next determines how long it stays that way.

Penetrating sealer

Soaks into the pores of the grout and lines them, so liquid beads and sits on the surface rather than absorbing instantly. It does not change the appearance of the grout and it does not make it stain-proof. What it buys you is time, which is usually all you need, because most staining happens when a spill is left long enough to soak in.

Colour sealing

A pigmented coating applied over the grout, which both seals it and gives every line a uniform colour. It is the right answer where grout is permanently discoloured in patches, where the original colour has become uneven across a floor, or where you simply want a different colour than what was installed. It is more work than penetrating sealer and it lasts longer.

Cracked and missing grout

Cleaning does not fix structural problems. Grout that is cracked, crumbling, or missing sections needs regrouting, and grout failing along the line where a floor meets a wall or where two planes meet is usually a caulk joint that was grouted when it should have been caulked. We will point out what we see so you can address it, rather than cleaning around a problem and saying nothing.

Efflorescence

The white crystalline deposit that appears on grout, most often on outdoor tile, patios, and pool surrounds. It is mineral salt carried to the surface by moisture moving through the substrate, and it will keep returning as long as moisture keeps travelling. It can be removed. Whether it comes back depends on the moisture source, and we would rather explain that than clean it and let you assume it is solved permanently.

What affects the price

Tile is quoted by area after we have seen the floor, because condition changes the work more than square footage does.

  • Area. The base measure, taken rather than estimated from a room count.
  • Soil level. Grout cleaned periodically is a straightforward job. Grout that has never been cleaned takes far more pre-treatment and agitation.
  • Grout line width and tile size. Small tiles mean far more linear feet of grout per square foot of floor, and it all has to be cleaned.
  • Type of build-up. Ordinary soil, kitchen grease, and hard water scale each need different chemistry and different time.
  • Vertical surfaces. Showers and backsplashes are slower per square foot than floors and need more containment.
  • Sealing. Penetrating sealer and colour sealing are separate line items with quite different costs.
  • Furniture and obstacles. An open floor cleans faster than one worked around fixtures and furniture.
Worth knowing about maintenance

Once grout is clean and sealed, the single best thing you can do is change how you mop. Rinse the mop frequently, change the water when it turns grey, and use as little detergent as will do the job. Detergent residue left on a floor is sticky, and sticky floors attract soil straight back into the grout lines you just paid to clean.

Tile and grout questions

Why does grout get dirty when the tile stays clean?
Because grout is porous and tile usually is not. Glazed ceramic and porcelain have a sealed surface that soil sits on top of and mops away. Cement grout is full of microscopic pores that draw liquid and soil in and hold them below the surface, where a mop cannot reach. That is why a floor can be mopped weekly and still have dark grout lines.
Does mopping make it worse?
Often, yes. A mop lifts some soil and redistributes the rest into the grout lines, because the low point of the floor is exactly where dirty water settles. Over time repeated mopping deposits a layer of soil into the grout. This is not an argument against mopping, it is the reason mopping alone never restores grout.
Will the grout look brand new?
It usually improves dramatically, and often people are surprised how much. Two things limit it. Grout that has been permanently stained by something absorbed years ago may hold some discolouration, and grout that is cracked, missing, or crumbling is a repair issue rather than a cleaning one. We will tell you which you have before we start.
Should the grout be sealed afterwards?
We recommend it on cement grout. Sealer does not make grout stain-proof, it slows absorption so a spill sits on the surface long enough to be wiped up rather than soaking straight in. It has to go on clean, dry grout, which is why sealing is worth doing right after a professional clean rather than as a standalone visit.
Can you clean the grout in my shower?
Yes, and showers are their own problem. The build-up in a shower is soap scum and mineral scale from hard water rather than ordinary soil, which needs different chemistry. Hard water is a genuine issue across this valley, and shower glass and grout show it faster than anywhere else in the house.
What if my grout is a different colour in different rooms?
That usually means the soil level differs rather than the grout. Kitchens and entries take far more traffic and spillage than a guest bathroom. After cleaning, the colour normally evens out considerably. Where it does not, colour sealing is an option, which applies a uniform pigmented coating over the grout.
Do you clean natural stone tile as well?
Yes, but it is a different service with different chemistry. Travertine, marble, and limestone are calcium-based and are damaged by the acidic products that work well on ceramic and porcelain. If your floor is natural stone, our stone restoration service is the right one rather than this.
