This is the fundamental thing to understand about natural stone, and it is the reason stone restoration is a different trade from cleaning. When stone looks bad, the surface itself has usually been physically altered, and no cleaning product reverses that. The surface has to be taken back.
Travertine, marble, limestone, and onyx are calcium carbonate. That composition is why they are beautiful and why they are vulnerable. Acid reacts with calcium carbonate and dissolves a microscopic layer wherever it touches. A splash of wine, a slice of lemon, a spilled soda, or a general-purpose cleaner that happens to be acidic will each leave a dull mark. That mark is not a stain sitting on the stone. It is a shallow crater in the stone, and light scatters off it instead of reflecting.
The same is true of traffic wear. A stone floor in an entry does not get dirty so much as it gets abraded, particularly in this valley where blown sand acts as a constant abrasive underfoot. The finish wears off the high-traffic path and the stone goes flat and dull along the route people walk.
Restoration works because stone has depth. Honing uses progressively finer diamond abrasives to remove a very small amount of material, taking the surface down past the scratches and etches to sound stone. Polishing then builds the finish back up to whatever level of reflectivity you want. That is why a twenty-year-old stone floor can look extraordinary again, which is not true of almost any other flooring material.
The Coachella Valley has an enormous amount of travertine, indoors and out. It suits the architecture, it handles heat well, and it has been specified in valley homes for decades. It also has natural voids that are filled at the factory, and that filler works loose over years, particularly in traffic lanes and around pools. Missing fill is not stone failure and it can be refilled during restoration.
Stone around a pool takes hard water, pool chemistry, sunscreen, blown dust, and intense direct sun simultaneously. Mineral deposit builds where water repeatedly splashes and evaporates, and in this climate evaporation is rapid, so the mineral is left behind constantly. It builds into a bonded scale that ordinary cleaning does not touch.
Sealer slows absorption so a spill can be wiped before it soaks in. It does nothing about acid, because etching is a reaction with the stone surface rather than something absorbed into it. Anyone who tells you sealing will stop etching is either mistaken or selling something.
Routine cleaning with the wrong product. Many popular household cleaners are acidic, and used on calcium-based stone every week for years they slowly etch the entire surface uniformly. Because it happens evenly and gradually, nobody notices until the floor has lost its finish everywhere at once. A pH-neutral stone cleaner prevents the whole problem.
Identification comes first, because the difference between calcium-based and silicate-based stone changes everything about how it is treated.

A simple field test tells the two families apart, but it damages the stone in the spot you test, so it belongs in an inconspicuous place and is better left to us. If you do not know what you have, ask before you clean it rather than after.

Seven stages. The test area early on is the important one, because it shows you the result before we commit the whole floor to it.
We identify the stone, determine whether the finish was polished or honed originally, and assess what is etching, what is scratching, what is staining, and what is coating build-up. These are four different problems with four different answers.
We restore a small area first so you can see the actual result on your actual stone, and decide the finish level you want, before the whole floor is committed. Photographs of other people's floors are not the same thing.
Adjacent surfaces, cabinetry, fixtures, and any neighbouring carpet are protected. Grinding and honing produce slurry, and containment is what keeps it in the room being worked on.
The stone is deep cleaned, and any old topical sealer, wax, or acrylic coating is stripped. Coatings that have yellowed or worn unevenly must come off before the stone beneath can be judged.
Progressive diamond abrasives, each pass removing the scratch pattern left by the one before. Skipping grits leaves a surface that looks acceptable wet and shows every previous scratch once it dries.
The finish is brought to the agreed level, and travertine voids are filled and blended where required.
Penetrating sealer goes on clean, dry, finished stone. We walk it with you and tell you exactly what to use on it going forward, which is the part that determines how long the work lasts.
Stone here faces a specific set of conditions, and several of them barely exist in other climates.
Valley water carries a heavy mineral load. Wherever it lands on stone and evaporates, and in this heat it evaporates fast, the mineral stays behind. Shower walls, pool copings, fountains, and any stone within reach of an irrigation spray head all accumulate it. Left long enough it bonds into a hard scale that has to be taken off mechanically as well as chemically.
Blown sand tracked across a stone floor works like fine sandpaper underfoot. It dulls polished finishes along traffic routes faster here than in cities without it, and it is the main reason entry areas need refinishing before the rest of a floor does. Good entry matting genuinely extends the life of a stone finish.
Direct sun and extreme surface temperatures are hard on sealers and very hard on topical coatings. Coatings applied to exterior stone in this climate frequently fail by yellowing, clouding, or peeling, which then has to be stripped before the stone can be refinished. Penetrating sealers hold up far better outdoors here than film-forming ones.
Moisture moving through a substrate carries dissolved salts to the surface, where they crystallise as a white deposit. It is common on pool decks and patios. It can be removed, and it will return as long as the moisture path remains, so understanding the source matters as much as removing the deposit.
Oil from sunscreen soaks into unsealed or under-sealed stone around a pool and leaves darkened patches, and splashed pool water leaves its own residue. Both are far easier to manage on stone that has been properly sealed, which is one of the strongest arguments for sealing exterior stone in a resort climate.
Stone is quoted after inspection, always. The condition of the surface matters more than the area, and condition is not something anyone can assess over the phone.
Stone varies. Two travertine floors of the same age in the same neighbourhood can respond differently depending on how they were finished, what was used on them, and what the substrate is doing. A test area shows you the actual outcome on your actual stone before the whole floor is committed, which protects you and keeps us honest.
